How much tax do you pay on short-term rentals in Italy?

The “cedolare secca” tax regime has a fixed rate of 21% for the first property, and 26% from the second to the fourth property. From the fifth property onwards, you’ll need to run the business in an entrepreneurial form and open a VAT number.

How do you start a short-term rental business?

First, we check that your property is suitable for this type of use, then we register it: on the Alloggiati Portal through the local Police Headquarters; with your Municipality for the tourist tax; and with the Region to obtain the current CIR code, which will soon be replaced by the CIN code.

How does Airbnb work for hosts?

Airbnb is an online platform that allows property owners to rent out their homes for short periods—be it an entire house, a single room, or even something unique like a treehouse or boat. The process is simple: just create a detailed listing, set your price and house rules, and publish it. Airbnb takes care of promoting your listing and managing bookings, taking a commission on the total reservation.

How does Booking work for hosts?

Booking acts as an intermediary between you, the host, and the guest looking for accommodation. The booking contract is signed directly between the host and the guest. The platform only withholds a commission on the total payment, without charging any extra fees to the guest.

If I entrust my property to a short-term rental agency, do I still have full availability?

It depends on the type of contract you sign. If you choose us, you remain the full owner of your home and can have access to it whenever you want—just let us know.
